Benefits of Working With An Agent.
The benefits of working with an agent are vast and range from (1) understanding the markets at each price point, (2) ability to negotiate on a variety of terms within a contract, and (3) the knowledge of the due diligence that is required as part of real estate contracts.
Market Knowledge
The real estate market is price segmented. A buyer’s ability to negotiate and leverage their position, other than the price they are willing to pay, can vary in each segment.
This market knowledge is a tool the seller is already willing to cover the cost of for a buyer through the commissions agreement they have with their agent. When a seller lists a house, the seller signs a contract with a set commission fee to the listing broker. If the buyer doesn’t use an agent, the listing agent keeps the entirety of that
commission. Why not have an agent represent you as a buyer if the seller is already paying for you to have that service?
Ability to Negotiate
There are a variety of terms being negotiated when buying a house. Obviously, the public puts a lot of weight on the sale price, but numerous other terms, such as
contingencies, financing versus cash offers, warranties, and inspections, play a role in the negotiations for buying a house. Sometimes the highest-priced buyer doesn’t win over the seller – especially in today’s market! Our agents will advise you on how to strengthen your offer and leverage your position to better suit your needs and the particular buying opportunity.
Follow-Through
Every real estate transaction has its own unique circumstances and is subject to differing contractual terms and conditions. Having a buyer’s agent on your side ensures that the contract is fully performed, both by you and the seller and completed in a timely manner.
